With the opening now confirmed for October, that groundwork moves into its next phase: welcoming guests to one of Seminyak’s most anticipated new addresses.

The Bali villa resort Akkulla + Elite Havens: A partnership built from the ground up

Unlike a conventional management appointment, Elite Havens’ involvement with Akkulla began well before construction commenced. The company advised the development team on guest expectations, villa product mix, operational planning, amenity design, and go-to-market strategy, translating deep market intelligence into decisions that define the guest experience from day one.

“Being involved from early development has allowed us to help shape the estate around real guest insights, from layout and amenity planning to service flow and pricing strategy,” said Maya Rigg, CEO of Elite Havens. “Managing the entire complex enables us to curate the journey from arrival to departure, ensuring consistency, quality, and the warm, personalised service Elite Havens is known for. Akkulla is a beautifully conceived estate, and this partnership represents an exciting new chapter in our growth.”

The developer echoed the sentiment: “We chose Elite Havens because of their proven track record launching and managing successful villa estates across Asia. Their team provided invaluable input on guest preferences, villa configurations, operational efficiencies, and market positioning. We wanted an operator with deep expertise, strong distribution reach, and a reputation for personalised service. Elite Havens brings all of that, along with a clear understanding of how to balance owner returns with exceptional guest experiences.” said Jevon Prasetio, MD, Akkulla.

Modern Balinese living, designed for connection

Set in a tranquil pocket of Seminyak, minutes from the beach, world-class dining, and Bali’s most celebrated nightlife, Akkulla offers a refined yet deeply relaxed interpretation of contemporary Balinese living. The estate is conceived for guests who seek privacy without isolation: the space and intimacy of a private villa, delivered with the ease and confidence of boutique hotel service.

Architecture across the estate blends clean contemporary lines with Balinese textures, warm timber tones, soft ambient lighting, open-plan layouts, and seamless indoor-outdoor living spaces anchored by private pools. The resort caters to couples, families, multi-generational groups, and longer-stay travellers seeking genuine disconnection.
Accommodation across the estate spans five villa typologies:

• 1BR – Uma Cottage
• 2BR – Nava Cottages
• 3BR – Vidya Villas
• 4BR – Mantra Villa
• 4BR – Samula Villa

A lifestyle estate with communal soul

Beyond the private villas, Akkulla’s communal spaces are curated for connection and mindful downtime. Rasa Galleria, a multi-level hub for food and wellness, features an all-day dining restaurant on the first floor, a restaurant with a playground on the second floor, and a wellness centre on the third floor. Cakra Lounge provides a relaxed central gathering space for reading, remote working, or casual social moments. Landscaped pathways and wellness-focused corners throughout reinforce the estate’s calm, green character.
